@Kunal Mishra - you mean aside from being located directly outside the largest military installation in the United States? lol. Fort Bragg is its own city - which will never go away or substantially shrink in size. It has extremely unique capabilities that directly support national security. It’s not like they are going to close up shop and leave you high and dry.

@Marija Sparano - you are limiting yourself with your criteria. Cutting out 3/1 and 3/1.5 is a mistake. I have a turn key available that doesn’t need any work, is in a good area, has a tenant in place and exceeds the 1% rule - so there are still some decent buys.

Are they home run deals? Nope - but they are WAY better deals than you will find in most places - and you can take action- which is the most important thing you can do.

@Scott Shelton - I’m selling turn key rentals in the Fayetteville market that exceed the 1% rule. One under contract and one still available. No work for investors, repairs completed and tenants in place. Easy money.

@Gennaro Coscia - This isn’t true. There are areas of Spring Lake that are good, and areas that are bad. Just as some areas of Fayetteville are good while others are bad. It’s street by street out here, not zip code by zip code.
