Post: Buying windows in north Georgia

Buying home in Forsyth county Georgia. Anyone know the best place to buy windows and what would be a good middle of the road window to go with. I’ve been quoted the allside mezzo series by a contractor. Any other options you prefer?Is buying a box store window like a Pella and paying for Install a viable option. Have about 30 windows that need done and about 8 that need immediate attention. Just looking for a good option or atleast pointed in the right direction. Thanks in advance.

I am bias a little as I am in the bear camp. I  have tried unsuccessfully to short this market recently. What mnunchin said on protecting the dollar gave me the go ahead to short but sadly I had to close it out at a loss. I think the big takeaway here is we are in the midst of an election and neither side wants to be fiscally responsible right now. Bad for business. So we may see the fed continue to prop and the government continue to spend. I think after November no matter who is in we see that fortitude dissolve. Until then I think diversification is key. I think Chris coles dragon portfolio is a good starting point on how to do that. The hardest part is going to be the longing volatility Strategy for a newer trader. But maybe your friend could help you construct something. I do know this though. IT will crash and it will crash hard and someone with go down in the trading hall of fame for an unbelievable play on par with the likes of Michael Barrys short of mortgage back securities in the Great Recession. It will be hindsight 20/20 and that person will have taken extreme risk with extreme conviction. But I am excited to read about it.

@Alex Keathley the reason money is piling into the stock market it the absolute disregard for the dollar. Once the $dyx start to show strength and the monetary helicopter money draws down and the fed backs of the purchase of junk bonds this house of cards will topple. The question is will that day ever come or are they just going to ride this horse until it’s dead. Inflating there way out of this debt cliff is the attempt. and imo that’s why the house market is holding up short of supply demand basics is that investors are trying to pile into hard assets and just get out of the dang dollar. Stocks, gold, real estate. Don’t even bring up the obvious attempt at going cashless to digital currency to get velocity going with a negative rate and even more money piles into these hard assets and equities. This is all my opinion. What’s your thoughts?

@Amy Heitner I saw the same interview and like how he used the fact that price discovery isn’t happening. It’s kin to when a stock halts. Not a lot of movement or price discovery happening then when it un halts boom. I also think that real estate agents are being somewhat unethical to a point and telling buyers they don’t see big drops coming. I mean as a buyer agent would you be telling your potential clients the a correction is coming, what would that do to your prospect of getting an agreement signed. To add another stock comparison. This re market has been trading like a low float (low supply) momentum stock and the company is about to do a big offering and dilute the heck out of it. I think if anything we can all agree that prices a year from now won’t be higher and there will be more deals to choose from to make the number work on. And I believe to answer the OP question most investors aren’t selling because I think with the leveraging they have done they don’t have a ton of equity and the tax implications and fees of selling would outweigh the benefit of selling for any appreciation. I think it will take many months for we see this all play out.

@Joe Cassandra i see your in north Georgia. I just moved to north Atlanta area, Forsyth to be exact. In a rental until may of 2021. Will be looking to start with a owner occupied property. Where do you see the market heading. If you were sitting on cash right now what would you be doing, really trying to weigh my options and would like to hear some advice from a local where you see the market going and if foreclosure buying is a good way to acquire properties here. Was going to start flipping when I touched down here but timid that returns evaporate. For original poster I can echo what other have said. Luxury is hard to cash flow. I ran the numbers on my rental and seriously doubt my landlord is cash flowing much but probably thankful he has a good tenant thats paying and that he not still trying to rent it currently. I’d not buy luxury for appreciation unless you play to live in it, enjoy it and be able to unload it with out tax implications in 2 years if you needed too.

 I have not forgotten about this.  I called the Georgia board because the whole thing they have going on strikes me as a racket.  The cost of the books is prohibitive.  The net worth requirements are prohibitive.  It feels like they've tried to monetize it, but excessively so.  I'm going to see what the exact details of it are.  When I find out what you can do I'll post back here.

Nice spread sheet! So does this populate when they release knew data on its own? I myself am also moving to Georgia at the end of march. My home base will be in Forsyth County and also looking to break into flipping and investing the the north Georgia market. so to me the 30318 zip looks like its exploding but thats just on paper without boots on the ground. When do you get to GA?

So that is the problem no schooling that would qualify and all the experience has been off the books. It is actually for my father he wants to get his residential contractors license to run the subs for our flip projects.
