@Manesh Hardeo I’ll be setting up shop in GA in the coming year and doing some investing, flips, and wholesales. I read up on the beltline project. Sounds really great. Did they ever pass the measure to bring Marta to Gwinnett? I’d love the opportunity to pick you brain on some things being your a seasoned investor in GA. I’ve been in Tampa for 20 years but am returning to my roots in 2020 (grew up in Gwinnett) Message me if your interested and I’ll try to figure out how I can bring some value to the table for you and make it a win win.

@Jonathan Roveto I know this is an older thread but I’ve been thinking about the same thing lately. Done some digging and come up with either inverse RE ETFs. Or buying long term put contracts on the hgx. I think the decision to hedge or not to hedge is even more prevalent today. One would also say one can hedge buy liquidation of you lowest cash flowing rental to free up funds to buy later or hedge the rest of your properties. Would love to seem this thread gain traction with some posts by people actually using this strategy.

@Vidar K. The reason I’m not thrilled about bitcoin is it has a huge liquidity issue. I may be wrong but I don’t think it can even be halted on a sell off. So you get a bad event like a major hack of a broker and you could wake up to a major loss. This become worse with alt coins as they have even less liquidity because I believe you have to transfer to bitcoin right away. Also technical analysis of crypto is sketchy at best and there is no fundamentals to go off of like p/e. I’d focus on companies that excel in blockchain and are at least mid cap. Could always make a play at Amd or Nvidia too if you feel crypto runs. Me I’m short almost everything in the market. I’m long a few oversold biotech with trailing stops.

@Ryan D. I have considered hedging my investment with a short vehicle real estate etf. Does anyone already do this? Example buy etf REK or SRS and hold during Reno and sale of flip. You be giving up some decay over the turn around time. But hedging against the proverbially crash people talk about. I’m considering these products for my portfolio anyway at this point because I think the risk of RE going a lot higher is very minimal.

@Ryan D. I do see a recession coming for sure in stocks which I believe will lead to a solid 15-20 real estate pullback. They way I plan to combat this is to focus more on quick flips at a lower price point. Rely more on turn key buyer profits than appreciation.

@Joe Miller is the probate process any better in Georgia. Recently had a old RE agent recommend checking with probate lawyers for deals. Is this a viable route to go?

@Mark Fries I'm looking at north ya and don't have a primary residence in ya anywhere so looking to find the area with best ROI. Not just pick s smaller area near where I live

Can someone point me to a article, video, or thread that goes in to detail on how to find a farm area? I can’t seem to find what I’m looking for. Is it just j Scott that calls it a farm area?Should I be using different search criteria? Do I need mls access?

@Dan Moore this is exactly the type of forecasting I’m referring to (like a stop loss in stock trading) thank you for the thought out response. If you can follow people on here you’d have a follower. Too many people don’t spend enough time on risk mitigation I’ve seen it crumble my friends 13 home portfolio in 08. Leverage is a great way to compound but I like leverage off a bottom rather than a top. I’m new to real estate investing but tenured in the stock market and hope to transition that knowledge to rei. I’ve grew up in a home life of constant remodel and Reno so I have a skill set in that as well. Just finished my first book by J Scott and will be continuing my learning curve for the next year when I will be selling my current home and walking with some good equity. All together with partner will have about 340,000 in free cash. Looking for a mentor if anyone has the time or want to do that. Would be willing to share my knowledge of stock market trading and investing.
