@Chad Carrodus what are some good zip codes in Atlanta for flipping. I’m moving there next month and plan to drive the areas below if you have any guidance on where to focus first. Online 30318 looks to be booming but not wanting to get into any heavy to the studs projects until I learn the market better any advice would help. 30040,30041,30318,30022,30004,30519,30518,30096,30043,30127,30066,30062,30032

@Micah Redden thanks for the reply sorry I’m just seeing it. Everything is level 10 over here right now. Have successfully secured a lease in 30040 right off 400. Is there any brokers you know in the area that are cost effective for parking a license?

@Jesse Stahl very good advice I’m still waiting for the euphoria stage myself. I feel like with that statement you follow markets. If so let me run a thought by you. I don’t here a lot about re investors hedging there equity using markets based products but have been giving it some serious thought as of late. You may hedge down some appreciation and be flat but if they are cash flowing it could be a good way to “put” yourself into a guarded stance while still acquiring properties that cash flow. Your thoughts

I will be moving to GA in a few months and does anyone know of a cost effective place to hang a license at. I know here in Tampa Charles rutenburg is good but lack knowledge of the Georgia market. Also if you guys know of any other recommendations for title companies, re attorneys, inspectors. GC’s etc it would be greatly appreciated. My home base will be south Forsyth 30040. Thanks in advance.

@Micah Redden I saved this post. Will be moving back to GA in June. Picked out South Forsyth for a home base but will be looking to flip or potentially pick up some rentals in surrounding area. In your opinion what are the areas starting to pick up steam? I was eyeing clarkston as a potential area for development. But I’m doing this all from out of state. Would like to hear your opinion suggestions.

@Steven Hershey correct me if I’m wrong but if you are under the scope of a proper brrrr, would you not have 20- 30 percent equity on the refinance and be able to remove the pmi on the new loan? So a year or 2 of pmi versus the 401k penalty’s.

@Greg Middleton so I’ll be selling my current home soon and did a rehab on it with new LVP. Question is what the best way to maintain it. I’ve read that steaming with a shark or comparable is a no no on LVP

@Aidan Mulligan all dogs have a tendency to bite. I work in the insurance world and the reason they don’t allow pits as well as Dobermans, presa canarios, wolf hybrid wolf, Rottweilers, German shepherds, Akita’s etc is because all dogs bite and when these dogs bite they cause way more severe injuries. So it not about temperament because all dogs can get aggressive and it’s not just about pit bulls being singled out most policies will state several other breeds

@Steve Hall so its fraud to use “spend down” to make home improvements to a condo in a trust? While keeping under the 2000 a month threshold. I’ve read further since my post and it seems to be a viable “legal! option” I posted not to commit fraud but to better understand my “legal options”. I don’t appreciate your implications. She has condo worth 75k and is in a nursing home barley getting by. hardly a wealthy real estate investor sir.
