@Mike Abramov can you post your company name and vision and I’ll try to help you with a .com. I would not go .net not great for traffic and if there is and established .com they will trump you for any Seo purposes.

I will be investing in RE in Georgia in the near future and wanted to know if there is any special rule on buying foreclosures there. I've heard in quite a few websites that the foreclosure process can differ state by state and is GA unique in any ways. Also how are you finding deals in GA? Wholesalers? Court steps? REO's? DM and bandit signs? Thanks in advance for any words of wisdom.

@Daniel Kong I didn’t catch the downturn part of your post. If OP were to go this route he would need proper risk management and maybe even break even stops. For him I would recommend a liquid saving or cd with low or no penalties. Timing the market takes a lot of skill and even those skilled get it wrong more than not they just make sure the wrongs are small and the rights are big.

@Daniel Kong not true you can certainly go liquid with your stocks if your not invested in a 401k or ira and you can also use margin if you know what your doing. My money is in cash waiting for the s&p to touch 3000 and then I’m going short the s&p. But that’s not advice just what I will be doing.

@Matthew Paul thanks I’ll check them out I know both screen porch contractors I’ve used in the past have got the aluminum from landsing. Did not know they did so much else after looking into them. Do you think a best option thread would be uselful? Like here is why I get my (interior doors, countertops,moldings,cabinets,appliances,flooring etc..) from x (cost, bang for buck, durable, high quality) peppered in with some don’t get your _____ from ______ they suck and are horrible.

@Matthew Paul define worn out? If you are diy’ing windows where do you buy them from anyone have any proffered vendors? And do you just go the economy bargain type?

I’m willing to offer logo design, business card design, branding and rebranding, flyer layout for wholesalers and anything else you can think off graphic design. I have many years of experience in marketing and had my own business in 2008 when the crash happened and had to take on a 9to5. In return I’d like to be taken under the wing of a seasoned turn key flipper or wholesaler preferably with experience in the Georgia market. Website development is excluded from this offer but I can do that for a cost as it’s very time consuming so if anyone is in need of that let me know. So when it comes to flipping 1980’s-90’s homes what do you guys do with windows. Do you replace all the windows, spruce then up, or avoid flips with old windows. I just know know windows is a huge cost out of a rehab budget so is there a rule of thumb here?

@Jeremy Benezra I wondered the same thing but for GA. Many homes there have finished basement with kitchens and baths. First thing I thought about was mail. Would you just have one tenant get a P.O. Box as part of the lease requirement. And electric could get tricky lots of ins and outs of doing this but maybe someone here has made it happen and has some advice.
