So the scenario is that I have had these tenants for a couple months now and they want to do work in exchange for rent. They are also never one day past the 1st on rent deposit either. Sounds like a good deal because I get “cheap” labor in exchange for a little money off the rent. They are mostly wanting to do improvements themselves like a new privacy fence and sod things of that nature. What are everyone’s thoughts on the exchange pros and cons.... I’m leaning towards no and spending the money on a professional. As always thanks in advance!!!

@William B. I appreciate you going into great detail on using HML. It is not as cut and dry as the ads you see for HML. This is extremely useful for beginners like me that have no clue what is behind the scenes of using hard money to fund a flip.

@Ervens Oge just curious did you get the contract on the house? We just moved to Brunswick and looking to do some wholesaling myself. I have a couple prospects but haven't got anything on paper yet.

@Theodora Auwae I am currently living on the east coast of Georgia in Brunswick but I am originally from Panama City not to far from you. That is where I plan on doing more investing because when I “retire” or do real estate full time that is where I’ll be.

 I can not wait for the day I can get out of the auto industry and do real estate full time. I have loved this industry for a long time and have done very well but it is very difficult to do both and see the contrast between the two. Real estate attracts a different culture of people / professionals all together. Were you in sales or fixed operations? Id love to hear about the transition, did you just jump into real estate or ease in? I keep telling myself "burn the boats and take the island" but just cant walk away from the money LoL.

 I have never heard the expression before and I did Google it and I couldn't agree more. I have been in the automotive service industry for 15 years now and I must say real estate is a whole new atmosphere of professionalism. The camaraderie between realtors, investors, buyers and sellers far exceeds anything I have ever dealt with in the automotive industry. I have always been a top producer in automotive and I really contribute that to never meeting a customer but a friend and sticking to the philosophy of treating every customer and situation as if I were dealing with my own Mother. You can never go wrong at the end of the day if you ask yourself if this was my Mother could I justify this sale or if it were my mother what would I advise her. To many people make the assumption that Automotive dealer only take advantage of people and I have always made it my mission to disprove that theory.

@Andrea Y Bryant it really helped me break the ice and just have a conversation about a house and how I could help a person find a solution to a problem. The lady I called today lives across the country and has been paying people to keep up the property and it has become a hassle for her because she lives so far away. Not to mention it was just a nice conversation with a sweet little old lady. She is passing the responsibilities to her son but also said that they had mentioned selling it also. The best part about it was when I got off the call I didn’t feel like a was trying to sale, pitch or swindle someone. (As a side note I did video the call so I could play it back and see where I thought I could improve also very helpful)

@Dennis M that’s good to know. Really the reason I was asking for some constructive criticism and how other approach a prospective client. The ladies above were extremely helpful and probably bought me a little more time on the phone. I would say it was a success reguardless if it is a deal or not. Thanks for the input!

@Rachel H. Well said I’m guessing that is why there are so many 55+ MH communities. We drove the area and it was not the most upscale area and I really don’t think I want to invest to chase my money either.

@Cassi Justiz @Karen Rittenhouse I made the call and spoke with the lady that owns the house, I took the advise both of you gave me and I think the call went rather well. She took down my name and number and is going to discuss it with her son. she also said that she was just recently thinking about selling the house. I must say having a conversation with her about the house and her situation felt a lot more natural than any “sales pitch”. Just wanted to thank you both for the words of encouragement and advise!!
