I have been searching the county records for foreclosures and came across one with a $37,000 judgement. This estimated market value on the home is $200k..... The more digging I do I find that the home is owned by a subsidiary to a multi million dollar business.

It is also financed through a very small local credit union.

How or why would a company worth millions have a $200k home in foreclosure??

Also why would they have it financed through a credit union when they could write a check for the entire block??

Just curious if there is a strategy I’m not aware of.

I also have my license and i quit looking on the MLS as well. It is a needle in the haystack to find a deal on there. I have found the last 3 deals on Facebook and one from an add I had on Zillow. Also have seen some decent deals on LetGo, havent bought any but have seen some.

@Shane Lloyd i have bought a couple in the past months. Working on getting them repaired now and should see a pretty good return on both. I was born and raised and I’m also realtor in Panama City. I know the area quite well. If you need any help give me a shout.

I have been using the property appraisers sight and LandGlide to find the owner and then white-pages to get contact information. It could be me but seems like white-pages isn’t producing up to date information any more. What is everyone else using??

@Bill Hampton Thanks for the tip, this Stessa program is pretty impressive so far... I'm going to give it a shot, but can't believe it is free. Can I run a PL off of this program at any time?
