@Jay Hinrichs in reguards to what you saId previously with investing in crowd funding... I was looking into it on GroundFloor looks like a good way to make money on your money while procuring more funds elsewhere thanks for the tip. Also I’m currently on the east coast of Georgia, housing cost is a bit lower around here than your market I’m sure. Thanks again for the words of wisdom it is much appreciated!

@Roger Hefner I really like the idea of hacking a duplex or quad just can’t find any in my area. Tons on LoopNet but not by me.

@Jared Weston I do actually own a home that has some equity in it that I am currently renting and cash flowing about $450 a month on, but it is also in a pretty hot real estate area where they are building shopping centers new homes a marina so I really want to let it ride for a while longer and see what that market does. I would love to find a duplex or quad to hack on a FHA loan but I haven’t had any luck finding any decent ones in the area.

@William B. thats really good information, not knowing the process and how HML work it is apparent that I need a different approach. I really haven't put a whole lot into setting aside money to invest in real estate but I think it is time to sell the boat and restructure my budget a little.

@William B. Thanks for the feedback, I was thinking that I could start with a small $100k range fix&flip and for from there I know that there are some hard money lenders that will loan 90% so that would put me in line for a $100k budget correct?? Just looking for a starting point. I’m sure the more money I put in the easier it will be.

So I am as new as it gets to real estate investing and I want to start investing and making passive money so bad I can’t stand it! I literally wake up to audio books and go to sleep reading the forums on BP. I have $10,000 to invest and I can not decide what the best method for me to invest is. On one hand I want to buy a rental property and start earning passive income immediately. But thinking further down the pipeline I’ll just have to save more money and wait to buy more when I have some money to put down. On the other hand would it be smarter to put that $10k down and use some hard money to fund a fix and flip, build a solid portfolio and use the profits from a flip to buy rentals and repeat this process??? I know there is not one specific way to Invest bUt for someone lIke me that Is startIng and looking to invest long term what would you suggest I start with???? Thanks in advance!!!

@Antoine Martel I did find one, I can’t believe how incredibly hard it is to find though. I’m running into a lot of 55+ communities also. The one that I am looking at has quite a few 70’s model MHs one that I have my eye on is rentable as is but would like to fix it up a little before renting.

I apologize in advance for being so new but is buying an inexpensive mobile home in a mobile home park, rehabbing and renting a good or bad method. The one I am looking at would cost me roughly $5000 to make it a nice old beach town mobile home and would cash flow around $250-$300 a month after paying lot rent. Do ANY of you use this method, What are some pros and cons??? Thanks in advance???

I’m looking at a deal that the seller is wanting someone to assume their VA loan on the house. The numbers look good and looks like it would make a really nice rental property. I’m curious if anyone has been through this process that could give me a little insight.... Thanks in advance!!
