Thanks so much Nathan this is extremely helpful. I will defintely do all these things. I've read a couple of biggerpockets books and have found them very useful and informative.

Hi everyone, 

I am new to investing and am looking to buy, rehab and hold my first duplex in Chicago. Right now I am confortable with properties that need cosmetic rehab. However as a first time buyer I'm not sure how to calculate possible costs. What system(s) or formula(s) do you all use to estimate rehab costs before purchasing a property.

Thank you all for welcoming me. I cant wait to purchase my first property and get in the game officially. I'd be up for a virtual meet for now seeing as I currently reside in NJ. Hi all, 

Quick question if I purchased a MF property using a hard money lender and decided to refinance to a conventional loan 6months to a year later would I need to have  W2 income ? I'm ready to quit my job and invest into real estate primarily. I'm wondering if I should wait.

Hey everyone my Fiance and I are looking to start our REI journey by buying MF in Chicago. Right now we're looking for Homes with 2-4 Units. With 2 or more bedsrooms per unit. Any advice for a first time long distance rental property investor?
