Hi everyone, 

I am new to investing and am looking to buy, rehab and hold my first duplex in Chicago. Right now I am confortable with properties that need cosmetic rehab. However as a first time buyer I'm not sure how to calculate possible costs. What system(s) or formula(s) do you all use to estimate rehab costs before purchasing a property.  

Thank you all for welcoming me. I cant wait to purchase my first property and get in the game officially. I'd be up for a virtual meet for now seeing as I currently reside in NJ. Quick question if I purchased a MF property using a hard money lender and decided to refinance to a conventional loan 6months to a year later would I need to have  W2 income ? I'm ready to quit my job and invest into real estate primarily. I'm wondering if I should wait.
