Hey Luther!

Welcome, I admire your ambition to be FI in one year. My question for you is: what exactly does that mean?

I recommend before purchasing your first property to identify what being financially free means to you. What does a life of financial independence consist of? For my partner and I, we started with how much gross income did we need to make a month from our investments in order to supplement our W2 jobs and maintain our lifestyle. We both keep a tight budget and track our spending so that was the easy part. Then we decided how many doors did we need to get there. I could go on and on about the following steps but I think you need to start there. 

Once you have an idea of what FI looks like to you I think you would have a better idea of what your next step would be. Maybe you don't need a huge commercial property to be FI maybe you can reach your number with 3 duplexes and a triplex house hack. Once you figure that out I recommend you check out the bigger pockets webinars for first time buyers. And to surround yourself with folks who are where you want to be. 

P.S. If you don't have it already I also recommend putting aside an emergency fund that would last at least 6 months before investing.

Hi all, 

I have three lots in SW Atlanta that go from one end of the block to the other. One of the lots has a 10 unit on it the other two lots have been used for a commercial space and parking. My original plan was to upgrade the 10 unit by renovating each unit and adding parking and storage. However after doing some research and talking to my contractor, I recognize that building a bigger multifamily property on the three lots may be the best use of the land. The properties are in a great location where city development is happening! 

The problem is this is beyond my contractors' expertise. I am looking for a builder or construction team with some vision. I have an idea of what kind of multifamily would be best for the area but not sure what the lots can accommodate. I appreciate you all in advance for your referrals and feedback.

Is it in your lease? If not I would add that to the lease and go over it with each tenant before they sign. Otherwise it will be difficult to enforce. If its in the lease whenever someone breaks a rule you can serve them a notice to comply. Remember to always follow up! Hope this helps!

Hi all I'm a wholesaler in ATL with a couple of rentals under my belt. I'm looking to expand my portfolio using private capital. Where can I find a lawyer that has experience working with private capital raising companies? And what kinds of questions should I ask to vet them? I know I need a lawyer and CPA but what other team members should I be looking for? I have a solid acquisitions and construction team. Thank you all in advance for your feedback. That's awesome that you're interested in real estate at such a young age. Have you read the book "First to a Million"? If not I'd highly recommend it, it's a step by step guide to assist teens and young adults (everyone honestly) with gaining financial freedom. The author just put out a workbook accompaniment to the book. I think you can find them in the bp bookstore actually. I think right now your main goal should be education education education. Financial literacy is important. If you want to impress an agent or investor find out where they need help and help them.
