Thanks so much @Penny Brown! I wish I would have caught your message earlier. My contractor and I are going to visit the property tomorrow (Wednesday) at 11:30am. I wont ask you to come out there so last minute (however I am open to it), but if you're still interested in having a chat, I'd loved to send you some comps I found and to talk a little bit more about my concerns. I wont take up too much of your time.

Yes I would be adding a second bathroom. There has been a lot of investor activity, So I had to zero in using the zillow map to see what's being bought and sold. But I will go back and check the numbers again. Thanks so much for your help.

Hi yall this property showed up on my desk today. I think it is a deal but I'm a little nervous. What do you all think? My exit strategy is Fix/Flip

Location: 30315 (Near Peoplestown)

Size 3/1 over 1k sqft

Purchase price: $160k

Renovation estimate: $65k

ARV- $265-275K

Any experienced flippers in 30310, ATL? I got a property I'm considering putting an offer on but need I a little help getting an estimate for repair cost. It's a full gut job or knockdown. 2/1 1064sqft, on a little less than a 1/4 acre lot. If you've flipped in this area what has been your reno cost per square foot? The seller is asking $165k which I know is way too high for me to make a decent profit. I am open to any other advice as well.
