    I don't know much about STR but I know Tony J. Robinson and his wife Sarah are experts. They developed a STR calculator. They also have a YouTube channel and Instagram where they share their investing journey as well as tips and tricks to purchasing and operating STR. They also hosted a short-term rental summit this year. Lastly Tony is one of the hosts on the BiggerPockets real estate rookies podcast. So you know he's legit!

    You can sell the house either way. Are they paying tenants? You said you were in California but your property is in Chicago. Have you been self-managing? Do you know the current condition of the home? When was the last time your property was updated? I think if you are transparent about the condition of the property and how much it cash flows you shouldn't have too much trouble selling the property to an investor. 

    I would honestly at least attempt to give cash for key so I could sell the property vacant. Selling a SF property vacant is not only a lot less of a headache but you'll probably get more $$$ for it.  Do you have an agent?     That's a tough situation and I don't know much about San Diego but I assume California is a tenant friendly state. I honestly would have a lot of trouble putting someone out while they are recovering from opening heart surgery, especially if they are paying tenants. 

    I would look into your states landlord and tenant laws. Could you even evict them? If so how long would that take and what will it cost you in time and money? Wish I could be more helpful. Good luck!

    Hey, if they're paying you on time and taking care of your property by ensuring you are aware of its condition, screw it let them be ol' school. They sound great tenants to me. Besides if you have a cellphone with a camera you should be able to deposit each check using your banks app.

    Do they have any reviews from current or past borrowers? How did you hear about them? I would reach out to other investors and investor agents where they claim to do business (and where you'd like to do business with them) and see if they're familiar with this company. You can also find out who the leaders are in the company and vet them. But if no one has heard of them and their loan products are too good to be true I would steer clear.

    Where are you looking for deals?

    I would tell everyone what you're looking for. Get as active as possible within the communities you want to invest in . You can do this by joining in-person and virtual meetups. I would also connect with wholesalers in the market(s) you're interested as well.

    It's common for tenants to pay the remainder of the rent after the voucher. I would definitely get in touch with Section 8 if you have any concerns.
