Post: Georgia Structural Repairs not done right!

Hi all, 

My Fiancé and I just closed on first property (8/12). It's a single family. Per our contract the seller was supposed to fix plumbing, electrical and structural issues that we found in the inspection. There was even a detailed letter of what to do drawn up by a engineer. Now that we are settling into the property we are finding that I lot of the work was not done to code. In addition to even more structural damage that was not disclosed to us. I had a building inspector come in and it looks like a lot of the damages and issues that were just covered up. My question to you all is one: Can anyone refer me a lawyer who specializes in real estate in GA. I'm in at Atlanta. Also I'm not sure if any one can answer this question without being a lawyer but is it too late for me to take legal action against the seller?

First time homebuyer learning a lot here! I'm looking for a trusted structural engineer who can check some work that was done at my home. A tree root added pressure to one of the walls and caused some cracking. The previous owner was supposed to fix the problem by putting in columns and sealing the cracks. After moving in a inspecting myself I'm worried the work wasnt done right. I'm new in town please help if you can!

If I was you I would find a way to get them both out and start off with two fresh new tenants. Take this as a lesson learned and tighten up your screening process.

I bought a new home in Grove Park with the intention of doing a basement conversion ADU and renting out the space traditionally. Now I'm thinking about converting it into an AirBnb instead to maximize my profits. However I have no experience in running AirBnbs. What I should look out for when considering running an AirBnb? All advice is welcome! I checked Atlanta legislation and the council voted yes to approving new vacation so I got that part out the way. Thank you all in advance.

Hey everyone, my Fiancé and I are finally purchasing our first home and we are house hacking it! Whoo Hoo! We are so excited to embark on this journey. However we're not sure what kind of payment schedule or agreement to set up with our contractor once everything closes and we can start renovating. We're designing a detailed plan of what work we want done as well as our budget. Once we match with a contractor that we like. How should we pay them in order to both keep them motivated but to also keep the budget and timeline on track? Should we ask them? What are some of y'all strategies for working with contractors? I would like to build a relationship where we both win. Thanks in advance for your help.

Thanks everyone your feedback has changed my prospective on living inside my rental property. I will be honest with my tenant about being the owner. I never really thought  about how that might actually help me find better tenants. I was more concerned about tenants not respecting boundaries but really now that I think about it, its up to me to set and enforce the boundaries. 

Hi all 

I will be house hacking my first property this summer. I am looking for tips on how to manage tenants when you all live under the same roof. The property wil be more than like a duplex/multifamily in metro Atlanta Georgia. I will be renting out one floor.  Does any one have any do's and don'ts? I kind of dont want my tenant to know that I live on the property. Is that even possible?

Hi all!

I will be housing hacking my first investment property and I have some concerns. ALL ADVICE IS WELCOME

I am nervous about the tenant(s) knowing that I live on the property. How do I avoid this in something like a duplex? Should I have my realtor show and rent out the apartment for me if its vacant? Should I set up a separate PO BOX or rent payment system? I was originally thinking about putting a lock box on the property where the tenant can just drop the rent check.
