Anyone in ATL running an AirBnb?

I bought a new home in Grove Park with the intention of doing a basement conversion ADU and renting out the space traditionally. Now I'm thinking about converting it into an AirBnb instead to maximize my profits. However I have no experience in running AirBnbs. What I should look out for when considering running an AirBnb? All advice is welcome! I checked Atlanta legislation and the council voted yes to approving new vacation so I got that part out the way. Thank you all in advance.

Atlanta is rewriting the zoning so you can legally do an ADU in the basement. Meanwhile, the utilities would all be together and you can't have a stove in the basement (which makes it a legal dwelling). You can finish it out, put a nice microwave, etc. and rent it to longterm renters. I think, for now, that's the best thing to do.

Airbnb is a business unto itself.  You need to finish the space to be very nice, creative finishes, get pro photos, and accurately describe the space, the neighborhood, etc.  In Atlanta, Airbnbs are taxed thru the platform.
