depends on your goal. Do you want the quick $ or the cash flow. Either way its a good job

It looks good. Splitting utilities 4 ways is a good way to get in the lease.

I think from a networking perspective it will give you a huge advantage- meeting realtors/buyers.

I love my inspector, i've tried to bring him into the REi world but hes ok. 

If you got he drive why not? just dont mind the crawl spaces!

You could get a mentor and do work for them, work at a construction site, link up with a property management company. It's really up to what you want to learn. I suggest you self assess and see what areas you're weak in and learn that

Use the inspection to negotiate the sellers price.

Example, so there damage on the roof, water heater, etc= this will cost me $X. let's talk about this.

60k in savings is a great position to be in. great job saving up! 

The best thing i can suggest is make a plana andstick to it. Waiting 9 months is a drag, but its better than quickly jumping in and losing your $. In this industry 60k can go quick on a bad buy. have you tried talking to your PM to get an idea of the repercussions of breaking the lease. If the worst ting is losing your deposit then i'd break it, but if they expect for you to pay the remainder of the bill i'd stay. 

Are you talkign to a realtor? checking the market? are you approved? Take actionable steps. 

Also, i'm a fan of house hacking. It's what I'm currently doing and will continue to do until a lender tells me i cant.
