It's smart to invest wherever the #'s make sense. I suggest finding your niche that you like, understand and will make the most $ in. 

If the numbers don't make sense in your area, you're going to have to go looking closer to the big cities, sort of like out of state investing but instead- hours away from you. It's totally doable!

I think it just depends on the type of communicator the seller is. Some are short and sweet others can be lengthy talkers. Best thing is to meet them where they're at and match their communication style.

You're a wholeseller? or an investor? maybe both? 

I think the best thing is network to build a reliable buyers list. Call some ppl and just shoot the stuff. Whether you're a wholeseller or investor Build up your network.

Hello Sam,  be upfront about who you are and what you're looking to do. i try not to sound like a sale's pitch, i get to know the person and what they're looking to get out of selling their home. Most of the times its about rapport and not the actual transaction. Even if they say no, keep in touch, they might remember you and fwd you your next rental. best of luck.
