To answer your questions, yes and no. you have to do some work to weed out the people that are not helping you towards your goal.

Now that youre getting more properties, how are your reserves? 

Only advice is be real and not sound like a salesperson. Promote yourself and your brand- honest, hardworking, looking to give back to your community. Have some bussiness cards on with your #, bc they might sell their place, but someone they know might. You never knwo who you could meet. 

I've done this a couple of times, no success, but ppl were receptive to my honesty. 

I do know some lenders are charging more points on the refi, but that's all i know. 

reach out to Brokers or start working with a Realtor, most have a lender. Get the conversation going.
