The big things that are working in my area are driving for dollars and a mail campaign. Cold calling is ok too, but you have to put yourself out there and get the seller to meet you. (builds trust)

Banks want to see stability. i'd wait. After you create a  relationship they might let this go 

We house hack, she lives right behind, so we see her frequently.  I take cash or Venmo as written in our lease. No issues.

Don't know the answer to your questions, but from an investor standpoint it could be your "in" into this world, plus the networking is a huge add on.
