Can you increase the current tenants rent if you agree to let them stay? It’s an opportunity to make more money if staying is important to them. If they don’t agree to rent change then at least you have back up. Also how were the current tenants? Sometimes it’s less headache to keep good tenants since you know what you get with them. I just don’t know what you would do with the new tenants. Just give the deposit back and sign a decision..?

its been a while but I think I used banditsigns.com.  Don't over think it since they get removed anyway once you put them up.  lol  Just make sure there is high contrast (such as black text on white background).

It’s impossible to know who all your tenants will be before you purchase an investment property unless you have them all lined up. If they are waiting for you to buy the house and get it rent ready- are they going to stick around if it takes longer than expected? Know the area and the type of tenants your property will attract. What kind of town is it? It is luxury, Middle class or urban? Be realistic and run rental comps to know how much you can get per month per unit. At least this is my perspective! Hope this helps.

I’ve heard of this and have seen requests on Craigslist for contractors coming from out of state. In ct- they often get tree trimmers from down south to clean up after the storms here. They stay in hotels but sometimes would rather rent homes where they can kick back and cook meals etc. Im not sure if you would have to do a lease for each individual worker who would be living in the house. Id check with an Atty.

I put a few splits in my house and the company offered 0% financing for 2 years. You don’t need one in every room unless the rooms are completely closed off from one another. At least that is what I found.
