4 of my tenants hand deliver rent to my house. I have a separate metal box located near my front entrance where they put the rent. Sometimes they alert me that it’s there and sometimes I find it since I check regularly around rent time. It’s never an issue for me since I love receiving rents.

The listing agent is always licensed unless the state revokes it/ agent fails to renew it or they die. This is regardless of the Broker- at least in my state as they are separate licenses. Technically the listing is the Brokers listing until it expires or gets cancelled. The agent can just go to another Broker- but Can’t take the listing with them unless the broker or acting broker gives permission or when it expires.

If you are truly Concerned, read your loan documents that you signed at closing. Some companies want you to live in the house for a period of time since you bought it as owner occupied.

If I’m not mistaken, The Frank Dodd Act makes rent to own situations illegal if the Buyer cannot close on the home in a years time. Tenants can’t be put in the home under the assumption that they can actually buy it when they will never be able to qualify. Landlords have been doing this for years- hence the development of the Act.

I found a floor guy on Craigslist for my rental in CT. . He just sanded 5 painted floors, stained and poly’d them for a good price. Check there and see who’s available in your area. I also figured that I could do it but it would have taken me a long time.

The p&s is a contract-what does it say if the seller back out? I would say, sure you can rent and pay $x for three units. I sure it will be a it of rent which may get them to either change their mind or actually pay it. It could be a win for you.

Not that I’ve heard of uses they’re working with a Realtor. Just screen them as they come to you. There are some screening tools with cozy, tenant tracks etc. do a search in your area.
