Heck no don’t quit. You’ll need a w-2 job to buy houses. I am a teacher and have been for 18 years. I’ve been a realtor and investor for 10 years. Since I don’t partner with anyone to buy my properties, I would have never been able to qualify without having my W-2 job.

I think it depends on what your looking to buy. Will you be living in the home yourself/flipping or renting it out? Some CT towns are more desirable than others for each specific purpose.

Just advertise your home with some buzz words such as “sect 8/ housing vouchers accepted”. The renters will come to you.

look for a broker who doesn’t make You do desk time, has minimal fees and a good spit. These are typical not the big name companies in real estate. Look for a boutique brokerage perhaps. My broker was a big name company at one point and when his deal with them expired he became independent company. He give terrific splits and lets Agents do their thing.

You can write into the contract that you want the sellers to dig up the oil tank and run the soil tests. If they won’t do it- you can pay to have soil tests done while the tank is still in the ground. This will give you an idea of what your dealing with to see if you want to go forward with the deal.

Good contractors will tell you what you home needs either to be functional or be up to code. You won’t need to rip out walls unless you need to update electrical or have plumbing issues that are hidden behind them. If you already hired an inspector and know the issues, just go from there. As far as where to put things- start doing some research on home design to get an idea of fixtures/lighting etc. to figure out what you want in your home. Also pay attention to the style of the home and pick these items based on that. Hope this helps.

You will see HUD homes when they come onto the market There is a 21 day window for owner occs- after 21 days investors can bid/make offers. Those homes will be on the market (MLS). You will see them if they come on. Also try Craigslist. I purchased a multi family in Farmington from CL a year ago.
