I'm not a mold expert by any means but I'm fairly certain that you have to kill the mold to prevent it from growing back. We had a property that had some mold on the basement walls and a company went at it with scrub brushes and mold killing chemicals. Not sure dawn will do the trick- especially if you plan on reselling and will have disclose knowledge of it.

Hey New Britain folks. How's Wilson St? I have a contract on a fire damaged sfh on Wilson that I'm looking to wholesale for 35k.

Hi

I am from CT and have my first wholesale deal under contract.  I am marketing the property with a 5k assignment fee.  I can't find an assignment contract on BP- should I just write up my own on an addendum form?  I am an Agent and used a regular purchase and sale with the Seller-just wondering how my assignment contract should look.  Any tips would be appreciated.

Vacant, fire damaged SF in New Britain Ct- located directly near new Fasttrak stop. I have this home under contract for 30k (5k assignment fee built into price of 35k).  Heating system approx 7 yrs old (according to owner), updated electrical prior to fire-some wiring burned on fire side of home.  Large basement and huge unfinished attic for potential additional living space.  Roof needs some repairs.  Baths were new prior to fire-smoke damage throughout house.  First floor partially gutted already.  Owner will show home.  Town assessed home at 100k prior to fire- currently assessed at 35,200 post fire.
