What makes you want to rent by the room vs the entire place?  That's where I recommend you confirm - can you really make more money renting by the room vs the entire place?  and is that worth the effort?


 Rent by the room for midterm rentals. I was told by "friends" you can only do your entire home. I need new friends lol. But yes that's all I need to know, it's possible.

Hello all, I am located in Phoenix Arizona. I am getting started in the midterm rental scene and wanted to gauge experience where anyone has started in setting up midterm rentals. I've spoken to two companies that does MTR but told me that you can only rent by the entirety of a unit and wanted to know as well if you can rent by the room if you have more than three bedrooms in the house?

That would be terrific. Do you know if there's a company that rents by the room for midterms? I've only spoken with two companies that work with housing for one person and the property that I'm looking to obtain is a three bed

It would cash flow rather nicely with a decent tenant especially since rents have gone up since purchase.  I’m getting hosed a bit on the insurance side, but that is leveling off a bit.  At this point we are just going to list it traditionally and figure out where we go from there.

The condo never got an hoa set up so the city sees it as non financable. Cash is the best route as there is no interest rate. Later refi with a dcrs loan or getting the paperwork set up for it to be approved for an hoa.
