PadSplit / Co-Living- Florida

Hello everyone! I have a couple questions for the community about the upcoming opportunities that PadSplit gives in the market of affordable housing. I actually am located in Palm Beach County in South Florida and love the area. PadSplit / co-living are just now becoming popular around this area but the problem is determining the rents so I can perform my underwriting accurately. Aside from looking at other local PadSplits in the area, what are some other forms of identifying current market rents for rooms in an area that is not prevalent in PadSplits currently.

Im happy to explain PadSplit further. I live in Orlando and I work for PadSplit. I opened all of their florida markets and ive helped the company expand Florida to be the most successful state in the country. I also own 47 doors on the platform as an investor myself. I am happy to expand on topics of rates, cities, etc.

I am curious about learning the market as well. I went on FB Marketplace and set up a search for room rentals in my area. Now I get alerts whenever a new one comes on board, along with the rental amount. Also I just read an article about Gen Z - while they don't use FB as a social platform, they heavily use FB Marketplace according to the article. Food for thought.

You should go into by-the-room rentas with your eyes open.  It is different than simple LTR or STR.  

One thing I do for investigating a market is place ads on craigslist and FB.  You can judge the demand fairly easily.

I'd definitely give Ray ^^^^ a call and talk to him.  He is an incredible resource for padsplit.  He also has a group on FB that you can follow.

Thanks @Adrian for the validation. Yeah I do also have a PadSplit Podcast as well as a Facebook group for hosts and investors to network.
