@Chris Seveney that's a weird question considering I stated I have several exit strategies set. For one, cash out refi from the hml into a dcsr loan.

There's a property in central Phoenix that is a condo. The owner of it has a HML on it as it can only be purchased by cash or hml. I have several exit strategies for it but can't find a cash buyer or JV partner wanting to dive in.

Wondering if a HML would be a smart idea. With the current rates it would not cash flow unless I make it a str. What would you do?

If you know any private lenders you could have them carry too. You'd still have to put Down 25%

The zip codes in Central Phx like 85007 are really good hot spots and zip codes in Tempe and Mesa are fire because of ASU. Just do your due diligence on which zips are the hottest.

There's one called Freedm or I think that's how it's spelled. They have a fb too. Awesome meet up.

There's a group called Creative Financing with Pace Morby that has multiple groups in Phx.

I'm Phoenix too.

I'm working on getting my first deal through sub to, seller finance.

I love watching videos created by Steven Crowder on Youtube. He creates either informative or controversial topics that get people to engage. Has anyone see youtube videos like these but regarding real estate topics, or even finance? I think Bigger Pockets could attract more traffic if videos like these are created. But it's just a line in the water. What do you think?

No offense taken.

1. They found someone better suited for the position, they were working there before I was, I was also just temp as listed above.

2. I didn't wan to create spam/list it if I don't attract attention to it. Not sure if people would even read it.

3. I was paid $20/hr, but anything above $15 would be wonderful. I mostly go with what a company offers.
