I have both as far as $300 and pictures as well as a contract. i don't see myself limiting earnings to where there are CASH buyers that will jump all over this deal.

You might want to look into getting a pre paid credit card. Make sure you find out the one you decide to go with reports to the credit companies every month. You also may want to get a small loan for may be like 500 from somewhere like a Citi Financial. Also Best Buy is pretty good to have because they report monthly, Wal-mart is also good i used there card for gas purchases and just paid it off as i went. Make sure you don't spend over 30% of the value of the card so if the card is 1k don't spend over 300 on it. Let me know how things work out

The last time i spoke with a realtor about getting a cash buyers list she told me that she didn't have any access to that. Is that located in every MLS

all the ones I called told me they were going to check there buyers list and give me a call back no responses. Im thinking the ones i called didn't were wholesalers but may not have there buyers list together yet just like myself

I Finally have a contract in place now im having the toughest time finding a buyer. I have posted ads on Craigslist, Backpage etc and im only getting advertising emails. This is kind of discouraging because mainly everyone I have ran the deal by said it was a pretty good DEAL. Im looking to sell it to a rehabber but I guess im not putting it in the right places. Im in need of your suggestions

Sarah have you looked into doing a owner finance deal. That maybe a good way for you to do a deal and doesn't involve cash on your end once you find a tenant you can have them to pay the deposit. Will Barnard when talking to the lender can you let anyone know that what your trying to due or is it better to talk with a supervisor or manager.
