Bill Gulley Thanks for the info. Don Konipol on this deal I'm looking for short term profits not looking to make a lot of it just wanting to try this process out to get it under my belt. Im thinking to rent it out for about 700 a month if possible. Brian P the renter said they didn't want to pay more than 1k a month. The area rents for 750-900 a month. The owner is looking to get out of the deal in the next five years i think that is where i may have a problem. Im going to see if I can get the number better tomorrow I just don't want to scare them off.

I have someone that is willing to do a owner finance with me but I'm looking to rent the property out. I also have a tenant in place for the property and they are willing to sign a two year lease on the property. The owner is asking 25k sales price with 1,500 down and 400 a month on payments. So my question is how would you structure this deal? Should I do a lease to own with the tenant if they plan on buying it down the road? How much should i ask for from the tenant to get this deal going? Thanks in advance

Also you can try checking your local Staples or Office Max they sometime have some to go by as well as rental agreements...

Ga laws can be kind of tricky this may sound crazy but someone told me that he sometimes pays for them to leave. It can come out cheaper than dealing with the court cost and all the other headaches.

I would set up the accounts seperate. And as far as the LLC I would set that up first if possible so when you go to the bank all you need to do is give them your articles of corporation and your tax id (ein number) to open the account. To me that shows buyers or investors that you are about your business having the legit paperwork and accounts set up as well. Some people look at things like that when doing business. I then would do funding of project from that business account.

LLC's protect people from coming after your personal assets. Also for tax purpose you will only get taxed on what you profit.

Whenever you wholesale a property all your doing is selling your interest to another buy/investor. If there a realtor I don't see the big deal because there still able to get a commission on the property.
