Owner Finance leasing

I have someone that is willing to do a owner finance with me but I'm looking to rent the property out. I also have a tenant in place for the property and they are willing to sign a two year lease on the property. The owner is asking 25k sales price with 1,500 down and 400 a month on payments. So my question is how would you structure this deal? Should I do a lease to own with the tenant if they plan on buying it down the road? How much should i ask for from the tenant to get this deal going? Thanks in advance
