Lol.  Alright, now that I have actually started putting some real thought and efforts into starting a new group, I think I just found the group that @Jermaine Lewis was probably referring to in his original post.

Ok, while doing some searching, I found a REI group in Killeen. Here is a link to their meetup page.

https://www.meetup.com/Real-Estate-Investors-of-Ki...

I have never attended any of their meetings, so I can't provide much additional information about them, at this time.

I am still considering starting a new group that we can develop and build as we determine to be the best path.  (This is something that I have had in the back of my mind for years now. But, I just wasn't pushing myself enough to actually commit to it and move forward.)

I would, absolutely, appreciate any and all feed back and suggestions from everyone that has been contributing to this thread.  (That goes for anyone posting in the future, as well.)

Thanks,

James

@Michael Mullins are you talking about the page that lists all the different meetups?   It's  www.BiggerPockets.com/meet.

.   (at least I thought it was)

OK, they've changed it a little.  Here is the link to the page to create a meetup.

https://www.biggerpockets.com/topics/new?forum_id=...

But in order to list it, you have to have all the info as far as time and location and other things.

That was kind of what I was thinking, too, when I said that.  After another week or so, we should either have the answer you were originally seeking or, if not, a few additional people to coordinate with to start one up.

Post: Looking for a small multi-family in Temple or Belton, TX

I am currently looking for a small multi-family property (duplex, triplex or quad) to purchase in either Temple, TX or Belton, TX.  Preferably, it would be a property that has deferred maintenance issues, management problems or some other issue that is currently distressing the property. Even, if the property is in need of a complete rehab, that would not be a problem.  If anybody has such a property or knows of one like this, please let me know. I have no problem with paying  birddog or wholesaling fees to the person bringing me the property, if the numbers all pan out on it.

Thank you,

James H. Stevens

I have heard that there was a group that met here in Temple each month, but I can't remember when or where.  I, also, would be interested in meeting up with other like minded people.

I guess, one thing we could do, if this thread doesn't receive a response telling us if there is one and when and where they meet, we could always begin one just with the people you respond to the thread.  @Jermaine Lewis, you posted this 3 days ago and, at this point, I'm only the 3rd person commenting, including yourself.  But, I know there are other people in Temple, Killeen, Cove, etc. that would, most likely, attend a meetup if we were to coordinate one.  (Just a thought.)

Hello @Noah Wright and welcome to the Bigger Pockets forums.  I commend you on your focus and determination at such a young age and encourage you to continue networking and learning via social media as well as here on Bigger Pockets.  As far as the various areas you mentioned considering, I am a little biased, but I love the Central Texas!  lol   We have a booming economy and the growth and expansion are continuing to grow like crazy.  I do agree with @John Lewis ' comment above about visiting these places as much as possible first to determine where you might enjoy living the most.  I wish you the best in your continuing growth and learning and am always willing to help out if you have any questions.

I really can't thank you all enough for your insightful feedback. I understand that these are "the breaks" and despite the difficulties, I am glad my wife and I are able to learn through this process. We understand that as noobs, we aren't going to have the clearest expectations for our realtor, and vice versa. Given the Market conditions, our timing to jump in wasn't ideal for going the traditional MLS route. We are working on networking with wonderful, intelligent folks like y'all locally, so we can gain the knowledge and resources necessary to find off-market deals and work with sellers directly going forward.

From what i gathered scraping though the responses, it seems that what we actually needed was guidance. Instead of coming here to the biggerpockets forum or attending local rei meetups I think i tried to truck my way through our first deal. The fact that this is going to be our first home purchase just adds to the anxiety.

Regardless, we are going to view a few properties later today that fit our criteria and analysis. If we hadn't pushed on further we most likely wouldn't have found what we were looking for. It's the nature of the business, I understand. Cash rules everything around me and it's all about the cream!

The point of this post wasn't to whine or look for a pity party. My wife and I want to learn, adjust, and improve because we are just getting started and we plan for this to be the first of many. Hopefully, our experience can help any other noobs out there who are trying to navigate this crazy, scary, awesome world that is real estate.

That was an excellent response and take-away from all the various postings in this thread.  After reading through all the different responses you received from your initial post, you could have taken the numerous different comments and opinions in a lot of different ways.  But, I'm happy to see that you took it all as a learning and growing experience and I'm sure that, with that kind of continued response and perseverance, you and your wife will do very well.  We all can continue to learn and grow, in everything that we do, and having places like BP around just makes it so much easier.   I encourage you to continue using the forums and reaching out to people as you go and I wish you the best of experiences in all that you do.

Hey @Jeffrey Gibbs   I saw earlier today where you had posted a similar remark in one of the other older posts from Waco and I had intended to ask you where you were at.  I see that, in this post, you answered that question for me.   lol  So, how long ago did you move to the China Spring area?  I live in Temple (not that far away from you) and was just curious of what all you are looking to do.  I haven't been looking at real estate around the Waco area recently, been focusing on other areas, but reading this post of yours actually brought back some memories.  I helped build quite a few higher end custom houses in the China Spring area, back in the early 2000's, back when I was working as a framer.  But, I just figured I would reach out and just see if you wanted to chat about anything and see if we might be able to help one another out in some way.

I hope you're having a great day and I look forward to chatting/talking with you more in the future.
