Hi @Lesli Watson and welcome to BP!  As already stated above, this site has tons of helpful information available.  The B/CS area has lots of areas and potential deals, as well.  You might also want to check out BRIC https://www.brazosreia.com/ It's a local club that can help you meet a lot of other people in the industry.

That is ABSOLUTELY true!  There is new construction going on on almost every side of town!

Yes! He certainly is!  I love the fact that he puts ethics and morals above the fact of legality.  Even if something is legal to do, he won't do it if it's not moral and ethical.  That means a lot to me.

@Charles Salim the Temple area is growing like crazy!  There is a LOT of new construction going on, but still a few other properties to look at as well.

The best wholesaler you're going to find in Bakersfield is Michael Quarles.  He was on the BP podcast #81 and has his own excellent podcasts.

One thing you can do, if you only have the one credit card, is to use it to pay all of the monthly bills that you regularly pay and then pay the card in full each month.  That will show a good and steady payment history on a revolving credit account.  You might even consider opening a second card and using it in the same manner.

@Rotchil Noel are those free or paid apps?  I have never used any type of app before while doing this since all of the information is public, but something to make it a simpler process could be helpful.
