 @Joe Mathew inventory is still low here in Kansas City which is keeping prices higher than I would like to see.  SFRs and small multi family are the most abundant types.  Make sure you put together a good local team to help.  Missouri, and specifically the Kansas City area, is notorious for having fraudulent PM companies.  I'm sure everyone on this forum who has invested in KC can tell you at least one horror story about a PM company.

Based on your goals, Option A is what I would recommend; either now or what and see if rates come down.

In Missouri and Kansas, all new homes are required to have a sump pump if they don't have a walk out basement.

@Brad E., considering your specific situation with the property belonging to your sister, I would have all the bills go directly to your sister.  I would put the lease in your sister's name as well.

@Phyllis Kelly, you never told us your investing goals.  Are you looking for long term buy and hold or are you wanting to continually fix and flip for quick cash?  Are you doing this as a hobby to supplement your income or is this going to be your main source of income?

@Jaston Robinson if your sellers are in the middle of a bankruptcy, then you are really dealing with the bankruptcy judge, not the sellers.  Anything the sellers agree to has to be approved by the judge; and the judge only cares about the bottom dollar.  Since emotions are not a factory, the highest offer is going to win.  

As for using your commissions as a down payment, that's not going to be an option.  Any conventional lender is going to want to see that you have the money for the down payment prior to closing.  Now, if you are using a hard money lender or a private lender, you might be able to talk them into using your commissions.

Excelsior springs is a good little town. I have a relative that has several buisnesses downtown and several rental.

Aɔt of people travel to liberty, kansas city etc for work as well.

I,we have done work there as well. I am chris's project manager on the construction side and we also do properly management, so were use to most areas in and around the metric.

@Elijah White I would ask about their payment schedules.  Find out if they pay on time every month.  I would also ask about hidden fees or unexpected fees.  Definitely find out how well they communicate.

@Snehann Kapnadak, Richmond is not a place I would recommend to an out of town investor.  Its too far outside of Kansas City to be considered a suburb so you are unlikely to get tenants who work in KC and are willing to live in Richmond.  Its basically a small town on its own and I would never recommend investing in a small town unless you live in it.
