DOES EXCELSIOR SPRINGS HAVE A STRONG ECONOMY?

I'm looking at a 28 unit in Excelsior Springs. I am curious if Excelsior Springs has a strong enough economy to make this a good investment?

Here's what I know about Excelsior Springs:

- E.S. is a B/C+ neighborhood

-the population was 11,217 in 2011 and increased to 11,688 in 2020

- The median income in KC is $55k, in ES it is $50,790 but the median income of the part of E.S. is located at is only $32-40k. Is this a concern? 

- the  local economy is=Health care (9.4%) Accommodation & food services (7.4%) Educational services (7.2%) Construction (6.2%) Professional, scientific, technical services (4.4%) Finance & insurance (3.8%) Public administration (3.8%)

- the downtown is revitalized with small stores and restaurants 
- I heard ES is a spa city...people visit ES for weddings and spas

- I heard one of the big employers there is a hotel... I'm guessing it's Elm's hotel...Is that right?

- ES is 28.4 miles away from KC proper... What % of ES residents/renters work in ES?

- The elementary school is a 4/10
