Using your 3% commission as a way to negotiate

Hello BP. 

My partner and I are representing ourselves and want to craft a competitive offer for an on-market deal. As a way, to be more completive we were considering of using our 2-3% commission as a negotiating tactic. This is our fist time doing this so we wanted some feedback.

Lastly, is it possible to apply your commission towards the down payment amount ?

@Jaston Robinson If you aren't really experienced, it can be harder to persuade the listing agent. The seller has already agreed to paying a commission. 

Ask your lender, but most lenders will not let you put any commissions or revenue towards a down payment. Keep in mind you are trying to provide value to the seller if you just say I', going to pay you less and you get to keep the same but I haven't done this before what is the advantage to going with your offer.
