All, lets be clear, Kansas City is still very much a seller's market.  See the quick stats below:

I think what we are seeing is the peak of the seller's market.  Prices are really higher than they should be which is why some are seeing individual houses sitting on the market for longer.  Kansas City is still sitting at a 2.6 month supply of homes.  To be considered a buyer's market, there should be at least 5 months of inventory so we still have a ways to go.

@Justin Shie Parkhill, Liberty, and Lee's Summit school districts are the best school districts, but you will have a hard time hitting your numbers in these areas.  The school districts that tend to be the best for rentals are North Kansas City, Grandview, Belton, Blue Springs, Raytown, and Independence school districts.

@Justin Shie the KC MO school district is the absolute worst district in KC.  For many years they were unaccredited.

@Justin Shie, generally speaking, Clay and Platte Counties are mostly good areas to invest in.  In Jackson County, stay south or east of I435 for the best rental areas.  Avoid the KC MO school district.

@Victoria Jonagan are you able to put a For Rent sign in the yard?  Yard signs still produce the most leads for us.
