Hi @Jackson St. Joy,

If you are trying to get into Wholesale and Flipping the first thing I would recommend before sending out Yellow letters is finding and Real Estate Friendly Attorney. You can sit down with them and show them your business plan: The contracts that you will be using, The mail pieces that you will be sending, using double closing or assigning your right to the contract, ect.. He will then advise if you have to disclose your status on your mail pieces or in person. Hope this helps.

Hi @Christopher Courter,

Great that  you have a deal in the works. I would recommend using the Rental Property Calculator that BP offers. I think you get 5 free analysis if your not a Pro member. The beauty of it is that you can run your numbers and keep adjusting them until you know exactly how much you can pay for the property. It all boils down to intention. Is your intention to help him to make a return? Or Is it, I truly want to help him out to make sure he's in a good situation down in Tampa while I make a return for my time and effort. Also you have to ask yourself if I put in my time and energy on this and I make $0 at the end of the day would I truly be joyful? One thing I can attest to is that when you help with the Joy of helping the universe will return that to you in 10 folds.

Hi @Giovanni Montesclaros,

If your goal is to start investing in real estate and learning a great way to start would be with a multifamily home and house hacking it. @Brandon Turner had a webinar this week on how to purchase your first multi family in which he explains FHA financing and other great stuff. This will allow you to build that muscle of actually fixing and repairing items in your own multifamily before going out an purchasing and completing a full rehab on a 10k home. I was able to start that way and then moved onto fixing and flipping and wholesaling. Just a thought.

Hi @Justin Montoya,

I would recommend either doing a direct mail marketing campaign in which you target a specific list example: Tax Delinquent, Code Violation, High Equity Absentee owner ect. If you have the funds to support a campaign like this I would recommend committing to at least 6 months to yield the results you want. In addition you can Drive for Dollars in your neighborhood and write down the address of distressed addresses find out the owners information and skip trace and just start calling away. Just keep in mind some owners are in the DNC data base which you should check before cold calling them.

Hi @Shaun Johnson,

Have you identified what specific list you will be mailing too? I would recommend being consistent since this is what will drive the deal. When I launched my first direct mail campaign I budgeted for 6 month of mailing every 2 weeks. In addition I use Modern Postcard for my mailings.
