WITHOUT any actual capital it seems like door knocking would be the best option and even that requires some capital for Gas unless you walk and door knock around your surronding neighborhood. Wholesaling is a Marketing and Sales business which does require some capital to execute an effective marketing plan. I would recommend maybe revisiting the business plan and potentially going over what the Marketing plan is and creating a budget to land that first deal.

Hi @Alex Bekeza,

I took a quick look at the lending tree article and it does highlight that they take into considerations homes that are purchased as secondary homes and are left vacant for the summers. Those numbers may be a bit inflated in regard to tenant vacancy and owners that are purchasing a second home and using it only in the winter. As everyone has stated in the thread it’s definitely going to be the type of product that your offering and neighborhood specific. Best of luck.

If you are new to real estate I would probably start by going to local REIA's and start hanging out around investor to see how you can bring value to them. Hope this helps.

I would recommend driving for dollars in your desire neighborhood and locate properties that may need some TLC and reach out to the seller. When speaking with them understand if they have pain points and need to sell the property and represent them as a seller agent. If the property needs TLC its likely that an investor buyer would be interested, and at that point you can establish a relationship with that investor and ask him How can I be of service to your business?

Hi @David Stewart this model works very well because you have full control of the deal at which point you can use any means of advertising that you choose. I would recommend speaking with a CPA about using your IRA before you start as they may be some rules that apply. Disclosure (I am not a CPA or acting as one this suggestion is only based on my personal opinion). Hard money and Private money are also a viable option you would just have to factor in the points and interest when negotiating with the seller to make sure the deal is still profitable.
