In regards to blocking your caller ID; services like Call Rail, Google Voice and Line 2 to just mention a few can help with providing you with a local number at a very low cost. By having a local number you don't have to use your personal NY number to reach out to these homeowners and it would prevent you from having to block your number as well. I make hundreds of Cold Calls every week and I haven't experienced a seller ask why am I not the one coming out on the appointment. For example if they want a number and I am not ready to give them one I would always reference that I have to get my underwriting team involved to run the numbers for me so that I can give them an accurate number. Guess who the underwriter is? Me. To schedule the appointments I always asked them when would they be able to meet my business partner that is in charge or estimating our rehab at the property.

Hi @Jordan Solomon,

In essence you don't necessarily have to tell the home owner you are currently out of state and are looking for properties in their specific state. If you have a team in place in that specific out of state market the conversation can flow from them being motivated to sell to you setting an appointment with your boots on the ground team to go out and see the property.

Hi @Samson Crockett congrats on staring your journey in real estate investing. If you feel that you are stuck I would recommend going to a real estate meet up where you would interact with active real estate investors. A good way to find a mentor is by adding value to a seasoned investor that in change can help with guidance. Thanks

Hi @Ken Nyczaj,

I would be completely transparent with the tired landlord and let hime know that you will be sending this to a pool of investors that you work with. I would put 1 of the Single Family homes under contract and send that one out to your pool of buyers and see if you get some traction with that one. From there I would move on too the other properties based on the results you had with the first property.

Hi @Michael Rajnherc,

If your having a hard time with comps I would recommend going on the appointment and if you see its a good deal potentially partnering with an experience wholesaler/Flipper/Buy and Hold investor in your area on this one. I assume this is your first deal since you just started marketing. The experience will be 100 times more worth while than taking it on by yourself. Just some thoughts.

I would recommend speaking with your Title Company they might be able to do a redacted Hud where the sellers only see's their portion.

Hi @Charles Kimber,

You would need to identify what marketing channel you would like to explore to find motivated sellers. You have a vast option of them like Direct Mail Campaign, Cold Calling, Billboard ads, SEO and Facebook ads ect. Once you've identified what marketing channel then you can put a plan together and execute on it. Best of luck
