@Stephanie H. $4,500 seems light for rehab. You really don't know what you are going to uncover on a house like that, right? I would think that number is low. One unexpected item could destroy that estimate. I know nothing about that market, so my opinion may be completely worthless; however this does not look to be a great deal.

3. Your ability as a salesperson

I just had a wholesaler contact me on a property I had previously turned down at $25K a few weeks ago. He is asking $40k. See point numero uno.

@Tim Spollen I just didn't think it looks ideal in a Self Directed Retirement plan due to UBIT at 35% after approx $9K in profit, in addition to the above points. Of course, I have limited funds in mine as well so that is part of my opinion.

@Tyler Hardy Put yourself in her shoes. You are risking your home on an investment. While it may be a calculated risk and a risk with a noble end goal, it is a big risk. To echo the advice of @Brandon Roof, maybe start smaller to prove you can make it work. 

It takes a few deals to get the wife on board.

@Eric Sipe At minimum you have to take advantage of the "free money". The return is too good not to. The opportunity cost of 100% and 50% return immediately is arguably of greater value than putting it in real estate. What is the real difference between saving 65% of your income or saving 59% for RE? 

Stick to your 65% plan but know 6% of that will be in 403B. 59% towards RE should still open plenty of doors to invest.
