@Michael Hooper I have seen three different surveys give three different land sizes on an under 2 acre piece of property. I know that does not answer the lot dimensions aspects exactly, but its very, very common that two surveys will not return two identical sizes. On a deal so slim like yours; i.e: the survey must be 8,000 sq ft. or above not 7,999... I would make sure there is adequate protection in the contract to allow you to back out. But, I just re-read your post and it sounds like this was discovered after the fact. Bummer... 

@Vina Real I see. What was the intent of the loan?

This is confusing. So the house purchase and the $50K loan were not connected in any way? What was the intended use of the $50K? It was just a personal loan with no asset?

Where is the best place to sell performing notes? I have seen "paperstac" mentioned previously, any others? 

In general, what are note buyers looking for in terms of yield right now? 

I would happy to pay a few bucks to chat with someone who has extensive experience selling performing notes as I have originated a few, but never sold any.

@Aaron Signer I had a similar situation recently. Depending on the dollar amount owed, your path of least resistance is probably paying the sub(s) and them signing off on a full release of lien / final payment document. Of course, a lesson learned. You need a RE Attorney on your team. A solid RE Attorney has been critical for me; he has saved me more than I have paid him without question.
