@John Fider I will echo what everyone said. The only way to do this is just screwdrvier, pliers and elbow grease. I had a whole room to do, took a few hours with a helper. 

@Dennis Soto I fought the same question and, ultimately, I got my license here in Texas a little over a year ago. This is my perpsective from the standpoint of a "part-time" agent. It is absolutely worth it in my opinion. Here are a few considerations as to why it was for me. 

1. Weigh the cost of getting / maintaining per year vs. your expected commissions on personal deals, think both buying and selling. For me, this in itself was a substanital win this year. 

2. You can see the value in negotiating and representing yourself. 

3. MLS access is very, very helpful. Not just the access, but being able to get data real time as soon as you want it. The timing of the access so to speak.

4. You will get deals by association. (Friends, family members, etc.). For me, this has been gravy on top of the personal side of it. 

5. The brokerage I am with is excellent and supports someone like you or me and the ongoing cost if much less than a standard brokerage. Feel free to shoot me a PM and I can fill you in.

@Robert Arnold I think there is some opportunity in both. I’ve done extensive rehabs but never a ground up myself. Not sure if I can offer any info or help but I’m always down to grab lunch or coffee or something!

@Robert Arnold I would guess you are related to Bobby Arnold? Why BRRR and not just build ground up MF? Just curious. (I am in Temple and have done a few deals over the last 4-5 years).

Thanks for your answer and candor. I suppose what I am after I already have for the most part, really just trying to be able to plug and scale a little larger from the beginning.

Not looking to be a glorified salesman per se, unless that was to get my feet wet on the mechanics and realities of HML then branch off fully in the near future.

The strategy makes total sense if you are comfortable with a relatively hands off 8-10% ROI on cash play the markup less transactional costs, then having that cash tied up, potentially for a long time.

I don't think that it fits the BRRR or Rental mindset in general. However, that doesn't mean it's not a great strategy for YOU.

Different strokes for different folks...

I only found one in my online searching (770 Hard Cash). Does anyone know of a HML Franchise? I want to get going in HML (lending out), I think I have all the components down, but wanted to see if anyone offered a streamline package that could help give me a leg up from the beginnging. I have a background in RE investing over the last 5 years and wanting to broaden my horizons. Thanks!
