@Neil Robertson I read this as a strategy once. It might have been in a Rich Dad / Poor Dad publication but I can't remember. I think it is a possibility for that strategy to work; I don't think I would pay a premium on the interest rate over any form of traditional financing assuming you could get traditional financing on it.

@Mitchell Litam Small world indeed! If its a 4/10, and its a 3 story 3105 sq ft that bid seems more reasonable, but maybe still high? Either way, I might try and recoat to get another few years.

What are your plans for the proceeds? I think that is a factor that could influence which route to go.

Without knowing that and based on the fixed rate aspect as well as the ability to get more cash I would go with the Refinance. I am sure there are benefits to the HELOC; the obvious being the *potentially* lower monthly payment.

Without all the details, there is no way I would spend $14K on siding, I just don't see that much of a return until it is really necessary to replace. A calculated replacement of boards that have to be, proper prep and a good coat of quality exterior paint will probably add 10+ years of life at a fraction of the price.

I second the advice on looking at inexpensive / lowed end granite. Especially if this is a smaller SQ FT of countertop.

I have recently sold a property off of CL and one off of FB Marketplace. You weed through more junk and spam "leads" but it is free to list and I have been happy with the turnouts of both.
