Too good to be true?

Found a house in a great school district, beautiful neighborhood, great bones, in Kennesaw, GA. 

Almost the exact same house, just a few streets over, recently sold for $276k.

It has some drawbacks; evidence of rodent infestation, has been vacant for a few years, the place is trashed. 

But based on the numbers, I cannot understand why no one has picked it up. 

Any thoughts?

@Stephanie H. $4,500 seems light for rehab. You really don't know what you are going to uncover on a house like that, right? I would think that number is low. One unexpected item could destroy that estimate. I know nothing about that market, so my opinion may be completely worthless; however this does not look to be a great deal.
