I have the software. What it has helped me to do is keep track of my marketing costs with buying and selling. The other side of the thing is that I also modified it for weight loss.....lol.

That is a nice letter. Non Threat. I am also switching my letters around to where we are just plain people. I have removed all 800# and website reference from my direct mail pieces. I know GURU's will say give them several ways to chat with you. But I think people just want to be people.

I use the mail merge feature on Click2mail.com. It has gotten me the best response so far.

It is something like Dear Sam, I am interested in buying your home at 1234 main street.....etc.

I have mailed that letter for the last 3 years. I finally decided to look at my own mailing once more.

I decided to change the message and make it more personal.

It is my wife, son and me looking....etc.

Did I hear Disclose? That is for sure. If you are thinking about getting a license then do so. It is worth it. besides if you can't buy the home then list it. You are the person that paid for the marketing that got you that appointment to see the seller.

I mail to owner occupants and non owner occupants each month. My list is about 5,000 people. I break that down to 1/3rds or 1650 each month. Since it is the same message I don't seperate the list. It all goes into the same mailing. My only criteria is that they have owned the home longer than 10 years and it was built between 1930-1990.

It gives me a good cross section.

My reminders are set up in Outlook. I just set my appointment each time.

Even if terms under a sub2 deal were at asking price or below they still need to make sense. In a free and clear example I will pay more than it is worth if I got my terms.

But if you are taking sub2 you have to factor in the debt, overhead, profit for your offer.

I use post cards, greeting cards. Post cards to me are the best for larger mailings of 1000 and up for larger demographic mailings such as absentee and owner occupants that have owned the home for more than 15 years. Greeting Cards to me are good for your follow up. Having your message pointed to them on a consistent basis will get more call backs.

It really depends on your whole marketing plan in general
