Make it personal. All of my post cards say Dear First Name and there address is mail merge into the card.

What does your contract say? If you agree to do a 60 month term agreement and tenant leaves after a few months then you have to make the payment if your agreement states you do.

I have been looking at doing performance based lease agreements. Meaning that payment will be made when property is leased.

Direct Mail has always been the key. A good demographic list is what is the most important. I mainly focus on people who have owned there home for 15 years or longer in several zip codes.

The most important thing to do is do more than one mailing.

The MOST IMPORTANT LIST is your follow up list

I like Skype. We have a local number that I use and sometimes I forward it to my Cell when I am expecting a call.

I have one home that I am offering 8% on. I am the agent also. But to me offering more will be shown more.

It had gone well. I know longer play in that field anymore. I switched by Business Model to a more buy and hold.

Marketing plan is very important. What is more important is not just to do it one time. Doing mutiple mailings is what is more important to get results.

Having a list mailed 5-7 times will get you more hits and hits make deals.

I use yellow post cards through Click2mail.com through USPS.com Its a great service. I use one sided post card which is about .37 per copy.

For follow up I use greeting cards. Follow up to me is someone that I would buy there home if a deal can be made.
