I do not do Code violations. But I do NOO.

I hit them every 3 months with Post Card and Greeting Card that alternates.

Terry,

Seller remorse is something happens. If you disclose up front that you are going to assign your position and you are there to make a profit then it should be a non issue.

Michael,

In all the years I have been doing sub2 deals, I have only seen one case of the DOS elected and it was because the investor decided he wanted to change the deal after he made the decision to buy....meaning he could not make the payments.

What were the situations that caused the lender to call the loans due?

I have a real good friend that door knocks. He doesn't go after a specific list he just hits entire areas where he wants to buy homes. He approaches the door and will ask if the home owners knows if anyone in the area is thinking about selling there home. Neighbor's know the problems of other neighbors as he says.

One thing that has happened recently as the cops were called on him as someone going door to door. The cops told him he needed a solicitation permit.

Well he beat that idea to death with the police. They put him in back of the squad car. The next day he went to see the local chief and sherrif dept along with county attorney and seen that he did not break any law.

So what ever you do out there just be careful. I like some people prefer to direct mail. But if I did door knock I would hire it out.

Okay here it is. I like Michael Carbonair course on Lease Purchase. It is $97.00 on his website. Wendy Patton has a good course also. But it is centered working with Real Estate Agents. Bronchicks was probably the 1st course I bought about 10 years ago. The reason I like the guys Naked Investor (Michael Carbonair) is that is all he sells and he supports his product.

I am wanting to get some feedback from some of you web heads that do online marketing for SELLERS and BUYERS.

As some of you I am sure you are getting all kinds of courses of online marketing. What I want to know is who is really implementing this strategy of marketing and is it working for you?

I am not talking about directing people to your site from offline marketing. I mean true organic marketing, pay per click...etc

If you are going to take it subject to then just go ahead and use your PSA or Option. I use options as if I don't have a clear exit plan on the property. Usually it is just lack of market timing.

Options are a super great way to take over a property. But if its a clear buy sub2 and then lease option then I would use a PSA.

Your language could be as easily what Nick had suggested.

I remember a few years back I was asking sellers to make the next 2 payments. Besides the payment that they make is always interest in the rears and principal forward.

Just my opinion.
