There is the Bradenton REIA on Tuesdays at the Yatch club/ The Sarasorta REIA on Wednesday at the Asain Buffet off of Fruitville road/ The Sarasota Landlord meeting on Thursday nights/ And the GREAT meetings at Der Dutchman Buffet Friday Mornings. There are more around but those are the ones I have attended.

It is great to see that you are putting yourself out there and being active here on the site. I can tell you that just being on here and posting will get you closer to your goal of connecting. Yes sir!

I have used SWF Home Inspections on two properties now and I highly recommend them. Both times I got Doug Smith as my inspector and both times he walked me through his process and told me things he looks out for. I trust his opinion because he owns rentals himself and has been an inspector for a while, I ask for him by name.

I really like the opportunity in Sarasota. It is really a hot market around area which means deals are harder to come by. But When you do find a deal there is more room for up side on the exit. What @Kanwar Sodhi said was right on, I just recently picked up a property off market, so you got to explore other outlets.

Hello everybody!

I am picking up a long-term Rental with private financing already in place. It’s a solid deal and I am very excited to move forward with this investment. However I am having trouble with setting up my entity structure moving forward. I have no entity set up right now. I would like start off on the right foot and treat this like a business, as I plan to add more rentals in the future.

Any thoughts on how I should set up entity structure for long term rentals going forward?

Hey @Brian Power,

Just took a look at the report and it looks like you have numbers where they need to be. As far as accuracy I would turn to any local investors in your area and see exactly what they have been seeing in their rentals. Only correction I would point out is the Management fee (only at 1%). Always make sure you include that fee in your numbers even if you are going to manage yourself, you deserve to be paid too!
