So just so I can get the steps in order. 

1. submit offer under partner name

2.  Make sure Agent presents offer clearly stating all cash 

3.Once accepted go to closing with partner and close 

4. work on Flip 

5. Put on the Market 

If I am missing anything I should know going through the process please mention it

Hello everyone, newer investor asking for some advice on how to put a deal together for a flip. Through my local REIA I found a fantastic partner, with all cash purchasing power and is able to do their own (quality) work. They are only willing to work with me as long as I find and put the deal together, fair, so they basically just want to bring cash to closing and get to work! My question(s) is what are all the little things I should do in order to make it as easy as possible for my partner and I to get the deal, assuming the one we chose is a good one.

using partner work (contractor)
I will help with work
working with my agent for buy and sell

Something my agent asked was whose name would offer be under, my or theirs and already discussed profit and work splits so that is not an issue.

Hello everyone,

I am a new investor just trying to get my education in order before taking on my first deal. Something I am considering on my path, is to house hack using a FHA loan to get into my first property. I understand the guidelines are I have to live in the home for at least a year, and I plan on following this rule. My ideal scenario is at the end of this year term, I am able to move out and get into yet another house hack opportunity. My question is, would I be able to REFINANCE my way out of an FHA loan (assuming I use a BRRRR type property to begin with so it follows the 70% APV for the banks, and I do not lose any money this way) and Get into another FHA, BRRRR type property like my first? I understand I can only have one in my name, and have heard that I can keep using this method as long as I do it one at a time.

open to any thoughts, opinions, and advice on my question.

Hello Everyone, I am new to real estate investing, and doing my due diligence and education myself properly first before I jump into my first deal. I have been finding good deals all around and found one I want to pursue, that is a BRRRR property. Now being young and having little money, I understand I may have to use partners, or hard money to lock in this property. My question is, if I use hard money and everything goes smoothly at the end of the 12 months will the bank be willing to refinance the loan ( assuming it does appreciate at the amount I want). The reason I ask is because I have only be working at my job for 10 months, 1 year and 10 months at the end of the term and wondering if that will factor in when the bank is looking to refinance the loan. My credit is also good
