Yeah Bradenton in my opinion is a very diverse market. We everything from high cash flowing rentals in C-location to A+ flips. If you need any help in identifying these sub markets within Bradenton, feel free to reach out to me anytime!

Hey @Noah Norton

I agree with @Andrew DeWeerd, These type of properties just do not come up very often. As far as being 1 hour away from Bradenton to expand your area, I believe that is a very possible strategy for you as long as you are comfortable driving that long for your school (however long you plan on attending). Another thing to think about is where do you want to start your portfolio? If you plan on living where you invest this may play a big role in your decision. Do you plan on self managing? Just trying to give you some ideas on the questions you need to have answered before you make your move into REI. Good luck and ofcourse reach out anytime!

Hey BP! I am nearing the end of a rehab and I am wondering if I am missing anything? It seems like there is always something you can add to the punch out list (deep cleaning, touch up paint etc.). I was wondering what other investors do to round out the end of a rehab to make sure they have a good end product.

I am an investor from the Bradenton/ Sarasota Area and agree with what you are saying, we are seeing some big growth down here! I feel there are still some opportunities for cash flowing rentals here, but I am alittle worry on the development side. They are building like crazy and its hard to compete with the big developers here. Dont get me wrong there is defiantly opportunity, but just alittle less certain than a cash flowing rental here. hope this helps! Message me if you want to connect further.

Hey @Andrew Varney

I would try to talk to the tenant as much as I could before closing. Let me know about the situation as much as you are comfortable sharing. I bought a tenant occupied property and thought the tenant would stay after I closed but instead decided to leave and not answer my phone calls in the process. Try to understand what they think about every thing and if they plan on staying based on new ownership. How quickly you plan on rehabbing it depends on when they decide to leave.
