Hey Tarun,
Your agent and attorney should be walking you throught these steps. If it was my deal, I would definitly get Title insurance even if I am buying cash, nothing like losing half your in ROI because someone came out of the woodwork claiming past interest in the property.
Either way, COngrats on your fist investment property. If you have a moment I would not mind sharing with you my experience with being a landlord and some of the steps I would take to protect my butt with MGL. Your actions will most likely come back to visit you in court if you have to go through the eviction process which you should want to take steps to prevent in the first place. : )

Hi Rob,
My name is Josh Poitras and have done a few flips. I am not knowledgable on the actual code pertaining to gasfitting but last time I checked it was only legal for Ma licensed plumbers to handle anything that has to do with gas within a dwelling. I ran into this problem when I bought the installation services from home depot, but then they didn't connect my appliances upon delivery. I called to ask why they didn't do it and they said Ma requires Ma licensed plumbers to connect gas appliances.
They still took my money. lololol
