Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $685,000
Cash invested: $250,000

This was a cash cow deal made up of an old converted schoolhouse with two other buildings along side it. All 11 units located adjacent to each other, the deal after stabilization has the ability to net approx. $15,000 a month. Deal has its challenges, that is making some deferred maintenance repairs and dealing with some challenging tenancies. After all said and done should be able to refi out get initial investment back and enjoy the returns upon equity.

private money with a credit union's commercial funding

Property Management and Found it.

Successful. Moving through Stabilization rather quickly.

Stabilization and Partial Funding.

What was the outcome?

Effective Deal. Should pay its self back within two years.

Build Rehab Budget into Loan. rather than fund from outside.

So far I own 2 - 4 families in North Adams. I’m not gonna say that it doesn’t come with it challenges but if you take the time to stabilize the property and take the time to vet out your tenants properly and offer safe and clean housing you can be super successful. These two building by farrrrrrr, produce most of my revenue and at half the cost it would take on the eastern part of the state. I’m very happy with it and look forward to more purchases out there.
